A full history of the public record for a single parcel: building and stalled permits, liens and tax delinquency, foreclosure and lis pendens filings, code violations, deed transfers and ownership history, zoning and ADU eligibility, flood-zone and water-source flags, plus area signals like new transit lines or major projects nearby — all summarized into an AI investor brief with a deal score.

How it works
What data and signals does ParcelVitals track?
12+ public data streams, including building permits, tax delinquency, foreclosures, lis pendens, probate filings, code violations, deed transfers, zoning cases, ADU eligibility, private water systems, flood-zone changes, and area events — new developments, transit projects, and other current affairs near a property.
Where does ParcelVitals get its data?
From publicly available records — county appraisal districts, permit offices, court and clerk filings, and other open government data sources. ParcelVitals aggregates these scattered sources into one place and refreshes them nightly, so you're not checking a dozen websites by hand.
How does the AI analysis work?
Our advanced AI reads the raw signals on a parcel and writes a plain-English investor brief — what's happening, why it matters, and what to do next — instead of leaving you to decode permit codes and filing records. Each property also gets a deal score so you can quickly triage opportunities.
How often is the data updated?
Nightly. ParcelVitals watches its data streams every day, so new permits, filings, and distress signals show up in your reports and briefs without you having to look.
How long does it take to get a report?
Reports generate on demand. Enter the property address, complete checkout, and the full report — every public signal plus the AI investor brief — is ready shortly after, no waiting days on a title company or manual county-by-county research.
Coverage & availability
Which cities does ParcelVitals cover?
ParcelVitals is live in Austin, TX (Travis, Williamson, Hays, and Bastrop counties) and Houston, TX (Harris, Fort Bend, Waller, and Brazoria counties — which covers Katy, Sugar Land, Fulshear, and Pearland). We sell only where we can resolve a parcel, so some counties inside those metro areas aren't available yet. Source coverage also differs by market — permit, crime, and tax-delinquency feeds are Austin-only today, and every report names the sources it ran. Dallas–Fort Worth (Dallas, Tarrant, Collin, and Denton counties) and San Antonio (Bexar, Comal, and Guadalupe counties) are next, and we're expanding across Texas and beyond — one metro at a time.
When will ParcelVitals cover my city?
We roll out city by city with one local partner on the ground in each market. If your city isn't live yet, you can follow for updates or — if you know your local real-estate scene — apply to become the local partner who brings ParcelVitals to your market.

How much does ParcelVitals cost?
There are three ways to buy. A Single Report is $19 with no subscription and no account required. A 5-Report Pack is $79 — just $15.80 per report, a 17% savings — and the credits never expire. Daily Intelligence Briefs, ongoing monitoring of your buy box, is $149/month and includes 5 complimentary Parcel Reports every month.
What's the difference between a Parcel Report and a Daily Intelligence Brief?
A Parcel Report is a one-time deep dive on a specific property before you make an offer. A Daily Intelligence Brief is a subscription: you set your buy box once and we monitor every permit, foreclosure, and distress signal in your target area, delivering a ranked, AI-written brief on your schedule.
Do I need a subscription to use ParcelVitals?
No. You can pull individual Parcel Reports on demand without any subscription. The subscription — Daily Intelligence Briefs — is for investors who want continuous monitoring and alerts rather than one-off reports.
Do report credits expire?
Credits from the 5-Report Pack never expire — buy them once and use them whenever you're ready to pull a report. The 5 complimentary reports included with a Daily Intelligence Briefs subscription are the exception: they reset each month and don't carry over.
Do I need an account to buy a report?
No. A single Parcel Report can be purchased and delivered at checkout with no account required. Creating a free account lets you track report credits, revisit past reports, and manage a Daily Intelligence Briefs subscription.
What payment methods does ParcelVitals accept?
Checkout is handled securely by Stripe, which supports major credit and debit cards. Daily Intelligence Briefs subscriptions can be canceled anytime from your account.

We partner with one local operator per city. You bring local market knowledge and relationships; we bring the AI, the data pipelines, and the product. Partners get exclusive territory and founding-partner economics. If that's you, apply through our partner page.
Is ParcelVitals a substitute for legal, title, or professional advice?
